Rent Reviews
It is essential to take professional advice prior to the rent review date as the amount payable is not only governed by comparable evidence but it may also be dramatically affected by certain terms and conditions set out in the lease.
In the event that the landlord and tenant fail to reach an agreement on the rent review the matter may be referred to an independent surveyor or arbitrator as provided for in the lease. We have over 30 years experience in submitting detailed written representations to such a third party.
Lease Renewals
There were significant changes to the Landlord and Tenant legislation with effect from 1st June 2004 which were designed to make lease renewal quicker, fairer and easier. It is vital that professional advice is obtained well before the lease expiry date.
We have detailed knowledge of both market evidence and legislation and are therefore able to provide advice to either landlords or tenants on their best course of action.
Rating
Following an initial assessment to determine whether a rating appeal is worthwhile for our client we will submit the appropriate appeal, handle all documentation and negotiate with the Valuation Office. Our fee will be performance related.
